Many investors have thought about apartment buildings, but just do not know where to start. They have perceived barriers in their way, and simply never get started. This is a shame because apartments are one of the most profitable places you can invest, and one where you can start with very little, and grow your wealth fast.
I have worked with some of the top apartment owners in the country, and they all share several common traits.
Here are the most important things you need to keep in mind when investing in apartments:
- Always be learning.
All of the most successful investors I know are constantly working on their education. They are also all voracious readers and read several books per month. This commonality is not at all surprising because it is a trait found in successful people in all areas of business. If you are serious about getting started investing in apartments and becoming a success, you will need to dedicate yourself to education on the subject. Sign up and read the industry trade magazines. Attend the seminars and trade shows that you find interesting. Continue to read books not only on real estate, but other business, finance, and personal success.
- Stay focused on your goals.
If you ask anyone that has become successful in the apartment business, they will tell you that a big part of their success was having – and then focusing on – their goals. Yes, you have probably heard this about 1,000 times before, but there is a key difference here. It is not about just having a big dream, or a big goal. It is about focused intent with a lot of emotion on your goals. Find that nagging, driving, gut-wrenching reason inside you, and nothing will stop you. You will simply never quit. That is the difference between those that simply have a vague goal, and those that continue to drive toward success in the face of massive adversity. Finding your reason will be a big key toward your success.
- Take action – and *continue* to take action thereafter.
To get what you want out of life, you must take massive action. Period. To become successful in the apartment business, you cannot simply quit after looking at a few properties, or taking a weekend seminar. You must take action and get that first property. Once you have that property, work to maximize the returns and the value of the asset. The repeat the process over and over.
Know that starting small is a good place to start. Dream big, start small, and work your way toward larger and larger projects. The excitement is truly in the journey toward building your investment business.
